Latest loss - how to dry out a 3000sf house

    Got a call last Wednesday night that a house a hour away was wet and the adjuster would like me to take care of it.

    Culling an had come a week prior to unhook a r/O system and either didn't properly close a valve or a line froze causing water to spray out of a house for up to 8 days.

    This loss went from what I thought was a $10k loss to a potential $30k dry out with approx $700 in total bills which includes all labor

    Tomorrow when you post can you please explain about the asbestos test that need to be done before you remove walls and stuff.
    I was also told that I'm not supposed to remove anything from the structure. I see that you had a double plywood on the floor and you had one removed.
    I did the same in a job a few months back and I was told by a larger company that I was not supposed to do that. this same guy also told me that i was not supposed to remove any of the drywall before inspecting for asbestos. this was an early 90's construction.

    Thank you Louis that job set up looks impressive. One day I will be doing some like that.

    Martin, every state has different rules and regulations when it comes to ACM or asbestos containing materials. Here in So. Dakota you can can remove anything not believed to be older than 1978. If I ever think there is a chance with with a particular material I'll take take a bulk sample sample and send it to lab for a bulk PLM (polarized light microscopy) test. This test will definitively tell you if the suspected material materials ACM or not.

    Just as a FYI, 80% or greater of of all vermiculite insulation contains one or more forms of asbestos. I I have vermiculite vermiculite I vermiculite insulation in my attic and and presume it contains asbestos.

    Here in So. Dakota if if you are negligent in removing ACM w/out proper documentation and state approval by but he DENR files start out at $25k per day as long as the violation occurs.

    Regulatory history of asbestos 1973 ban. EPA banned spray-applied surfacing asbestos-containing material for fireproofing/insulating purposes. See National Emission Standards for Hazardous Air Pollutants (NESHAP) at 40 CFR Part 61, Subpart MIn 1975, EPA banned installation of asbestos pipe insulation and asbestos block insulation on facility components, such as boilers and hot water tanks, if the materials are either pre-formed (molded) and friable or wet-applied and friable after drying. See National Emission Standards for Hazardous Air Pollutants (NESHAP) at40 CFR Part 61, Subpart MIn 1978, EPA banned spray-applied surfacing materials for purposes not already banned. See National Emission Standards for Hazardous Air Pollutants (NESHAP) at 40 CFR Part 61, Subpart MIn 1977, the Consumer Product Safety Commission (CPSC) banned the use of asbestos in artificial fireplace embers and wall patching compounds. (See 16 CFR Part 1305 and 16 CFR 1304)In 1989, the EPA issued a final rule under Section 6 of Toxic Substances Control Act (TSCA) banning most asbestos-containing products. However, in 1991, this rule was vacated and remanded by the Fifth Circuit Court of Appeals. As a result, most of the original ban on the manufacture, importation, processing, or distribution in commerce for the majority of the asbestos-containing products originally covered in the 1989 final rule was overturned.

    And at $275 per hour for supervisor and $225 per associate (minimum charge per hour) asbestos can be fairly lucrative

    We got pounded with water this week. We did 4 small floods.

    I've seen video of the flooding Torrey. Four small jobs add up to one larger bank account here shortly.

    All I have to pay her is labor, (2 days so far), fuel and $200 in misc expenses like plastic, gatorade, sandwiches one say.

    Drying out three very slightly above dry standard areas. Other than that the job is done on our end.
